How to Get Your Furnished Rental Booked by Insurance and Corporate Housing Clients

Insurance placements, relocations and work crews bring longer stays, reliable payment and less turnover than nightly guests. Here's how to position your furnished rental to win that business.

1. Furnish it completely

These guests arrive with a suitcase. Beds for every bedroom, a fully stocked kitchen, linens, towels, Wi-Fi and laundry access are the baseline.

2. Offer 30-night-plus terms

Most placements run one to several months. Monthly pricing, month-to-month extensions and a clear notice period make you easy to work with.

3. Get your paperwork ready

Have a W-9, proof of insurance, a lease template that allows a company or carrier as the leaseholder, and the ability to invoice monthly.

4. Make a one-page fact sheet

Coordinators forward listings to families and approvers. A clean sheet with photos, bedrooms and bathrooms, square footage, stairs and accessibility, laundry, pets, parking and rates answers their questions before they ask. A short video tour helps even more.

5. Keep your calendar accurate

Availability is the first question every coordinator asks. Sync every channel through one calendar so you never promise dates you can't deliver.

6. Price against hotels, not apartments

Your real competition for these stays is a block of hotel rooms. Price competitively against that, and highlight what hotels can't offer: kitchens, laundry and space.

7. Get on the right lists

Temporary housing companies that serve insurance carriers, crew lodging companies and corporate housing networks all maintain supplier lists. Apply to them, and introduce yourself to local restoration contractors, who often know first when a family needs housing.

8. Respond fast

Placements move quickly. The owner who replies first with clear availability usually gets the booking.
